Does Deerfield have a homeowners association (HOA)?
The Deerfield Subdivision is a mandatory covenants-controlled community. The Deerfield Homeowners and Property Owners, Inc. (DHPO) is a non-profit organization registered with the State of Colorado and is not a homeowners association (HOA).

Does DHPO manage shared assets or maintain any property?
DHPO, Inc. owns no capital assets, nor are there any community share property or materials. Insurance carried for the DHPO is for the organization only. Individual property owners are responsible for their own insurance. Douglas County maintains roads within Deerfield.

Who is responsible for utilities and maintenance?
Individual property owners are responsible for their own water well, septic system, trash services, and property maintenance. Utilities are also the responsibility of each resident, including Electrical – CORE (Formerly IREA), Natural Gas – Black Hills Energy, and phone lines by CenturyLink.

Do you provide property status reports for closing?
Any request for title company status reports should be emailed to administration@deerfieldexpress.org. Title company processing for property status reports require a $200 processing fee, payable to DHPO, Inc. and mailed to P.O. Box 746, Franktown, CO 80116. No transfer fees are required.
