August 2023 Board of Directors Meeting

DHPO, Inc. Board Meeting

Date: Tuesday, August 22, 2023

Time: 6:30 – 8:30 p.m.

Meeting was called to order at 6:30 p.m. and quorum was established. Board of Directors present: Tom Bowles (President), Robert Lund (outgoing VP), Lauren Fulton (Secretary), Members at Large: Kathy Bondesen and Lash Russell. Hyla Jenks and Dave Weber (incoming interim VP) were also present.

Treasurer’s Financial Report – Tom B. / Hyla J. for Ginney Regan.  2022-23 Year End Fiscal Closing and New Year 2023-24 July 2023 Closing Handouts - Comments (Handout of Assets & Distribution/Receipts sheets – 1 page each)

·       2023-24 Current Fiscal Year active membership count – 72 property lot owners.    2021-22 Membership was 114, and 2022-23 Membership was 98.

·       Properties for Sale or Market currently – Lot 70 since May and soon Lot 156 on Market 8/25.  Lot 56 closing 8/31.  Three (3) properties are under Long-Term Rental – Lot 45, 92, and 116.

·       Welcoming Committee – Three new owners yet to meet, Lot’s 119 & 191.  Others upon occupancy.

·       DHPO’s registration renewal/update report to Colorado Secretary of State filed 8/11/2023, $10 fee paid.

·       Insurance Policy Renewal due Oct 2, 2023 for coverage 10/2/2023 thru 10/2/2024 ($1,990.00 incr $89)

Secretary’s Report – Lauren Fulton

·       2023-24 Current Fiscal Year active membership count – 72 property lot owners. (2022 Aug closing was 71).    2021-22 Membership 114, and 2022-23 Membership was 98.

·       Website will be transferred from iPage to SquareSpace for easier maintenance. We will receive one-time discounts of $75 for switching and anticipate similar costs as previous years moving forward.

ECC Enforcement – Tom Bowles:  Legal Proceedings concluded May 25, 2023.  Lis Pendens removal filed 7/10/2023. Final appeal closure by counsels. DHPO vs Patterson’s – Court of Appeals Case Number: 2021CA1595

Fire Mitigation Grant Status – Lash Russell

·       Summary of Resident Participation and Activities since off meeting April 13, 2023, with Colorado State Forest Service Representatives. (Front Range Arborists awarded bid by CSFS.)

 ECC Activity – Dave Weber (General Update for Board Members)          

New Business

·       Vice President Handover effective 8/30/2023 following Board Proxy Appointment 8/13/2023.

·       Semi Annual Fall Membership Meeting – Thursday, Sept. 14 (Agenda) and Winter Social Saturday Dec. 9th.

·       Douglas County Zoning Regulations (New Short-Term Rentals 6/13/2023 and Inputs on New Home Occupations)
